xAI Offers to Buy Homes Near Mississippi Data Center Power Plant
xAI is offering to buy homes near its Southaven, Mississippi, data centers if owners agree not to join a lawsuit over noise from the company’s power plant, The Guardian reports. A real estate agent told one resident that the company was targeting 418 homes and that 18 owners had agreed to sell.
MZX, the xAI subsidiary that operates the site, has bought five homes since October 9, according to DeSoto County records. The company told residents it needs the properties for business purposes, while the local mayor said some homes would house xAI employees.
Three residents filed the lawsuit in June, alleging near constant noise, vibrations and other harm from the power plant. xAI denies the claims and says it has adjusted power output and built walls to reduce sound.
The plant uses 69 temporary gas turbines to power data centers in Southaven and nearby Memphis. Federal regulators determined that dozens of turbines were operating without permits required by federal law.

Tensordyne Napier: What If One Rack Could Do the Work of Nine?
Tensordyne
This Tensordyne whitepaper presents Napier, an inference-focused AI processor and rack-scale system based on the company’s TDN Math logarithmic number system. It examines infrastructure requirements for large mixture-of-experts and agentic models, compares major inference architecture approaches, and details the TDN AIP processor, TDN72 pod, TDN Link fabric, and Napier Ultra configuration. The paper reports simulation-based performance, cost, and accuracy-validation results, including Tensordyne’s projected comparison of one Napier rack with a nine-rack Nvidia Rubin plus Groq deployment; the chip is reported as taped out and in fabrication.
